Occupied home staging is for sellers who are still living in the house they're listing. We call it supplemental staging, because that's exactly what it is: we start with the furniture you already own, edit what's there, and fill in the blanks from our own inventory. The house keeps working as your home. It just starts presenting like a listing.

Think of it as our other two services combined: the walkthrough and advice of a staging consultation, plus the furnishings, art and decor we bring to a vacant home staging project.

It starts with a consultation. A team member walks the house with you and talks through everything that should happen before it goes on the market: what stays, what gets packed away early, which rooms need rearranging and where the gaps are.

A living room with a good sofa might need only a rug that fits, fresh pillows and a lamp in the dark corner. A spare room that has quietly become storage might need a bed, nightstands and a piece of art to become a guest room again. Whatever is missing, we bring.

Then we mix our versatile inventory into your space so it looks intentional rather than borrowed: tones that sit well with your floors, art scaled to your walls, textiles that pull a room together.

Staging a home you live in changes less than most people fear. The kitchen still works and the beds still get slept in. What changes is how much is on view. Family photos, crowded shelves and countertop appliances are usually the first to go, because buyers need space to picture their own lives in the rooms.

We'll also show you how to keep the staged look between showings so it feels manageable and realistic. Most of it takes minutes: clear the counters, straighten the throw, switch on the lamps.

A house full of furniture can still photograph poorly. Furniture chosen for a family's daily life is arranged for the TV, the dog and the school-morning rush, not for a wide-angle lens. Supplemental staging rearranges the rooms around what buyers see first.

The National Association of Realtors' Profile of Home Staging reports that staged homes tend to spend less time on the market and often receive stronger offers. Our focus stays on the rooms with the biggest emotional pull: the entryway, living room, dining room, kitchen and primary suite.
