New Albany sits between Newark and Columbus, across the Franklin and Licking county line. We serve its homes and listings as part of our Central Ohio service area.

Home staging in New Albany, Ohio starts with the architecture. The town is known for its Georgian-inspired brick, white horse fences and a planned, consistent streetscape. New Albany straddles the Franklin and Licking county line, between Newark and Columbus.
Many homes here are larger two-stories with formal rooms at the front and a family room at the back. That creates two problems in listing photos. Formal living and dining rooms can look unused, and tall family rooms can feel cavernous when the furniture is sized for a smaller house.
Our answer is scale and purpose. A dining room gets a real table and chairs, a front living room becomes a conversation space rather than a pass-through, and a two-story great room gets a sofa and chairs big enough to anchor it. In older homes in the area, we also work with the finishes that are already there, like oak trim, colored walls or a brick fireplace, rather than asking sellers to repaint everything first.
On Bayboro Drive the centerpiece was a two-story family room with a floor-to-ceiling brick fireplace and a loft railing above. We kept the palette light: a white slipcovered sofa, pale swivel chairs and a soft rug, so the brick and the tall windows did the talking. Through an arched opening, a wood table with black spindle chairs defined the dining room against sage-green walls.
The front living room got a white sofa, woven rattan chairs and a round pedestal table to fit its narrow shape. Upstairs, a primary bedroom, a child's room and a small home office each got just enough to show their purpose, which matters in a town where buyers are often counting bedrooms for a growing family.

Yes, and we usually recommend it. We focus on the spaces buyers judge first: entryway, living room, dining room, kitchen and primary suite. Extra bedrooms or a bonus room can be added if they need a clear purpose. Staging fewer rooms well almost always looks better in photos than staging every room thinly.
Yes. Occupied home staging begins with a consultation, then we bring supplemental pieces from our inventory to mix with your own furniture, art and rugs. It is designed for families who need to keep living in the house through showings, and it keeps the look consistent with the home's architecture.
