Much of what sells here is newer construction: open main floors, gray or greige walls, luxury vinyl plank floors and bedrooms upstairs. These are clean, practical houses, and that is exactly why they can photograph flat. When every listing in a subdivision has the same finishes, the staging is what makes one feel like a home rather than a floor plan.

We add warmth with texture rather than clutter: patterned rugs to soften hard floors, woven pieces, natural wood and art with a bit of character. We also define the open plan so buyers can see a living room, a dining area and a kitchen instead of one long room. And we pay attention to the windows, because many of these homes back onto yards, ponds or common ground that buyers want to see.

On Woodland Creek Court the living room got a cream sofa and matching chair over a large patterned rug, a wood coffee table and a woven wall piece between the windows. A second sitting area used a white sofa, a black round table and rush-seat lounge chairs under a vintage-style crane print.

The dining space got a round wood table with black spindle chairs, which fits the footprint of a newer build better than a long rectangle. The sunroom, with windows on three sides looking over the yard, became a quiet corner with two woven chairs and a small side table. Upstairs, the primary bedroom was layered in whites and grays with a vintage-style rug, and a pair of channel-back cream chairs finished a secondary sitting space.
