N 21st Street is new construction in King-Lincoln: wood-look plank floors, a white shiplap fireplace with a linear electric insert set against a slate-blue accent wall, big windows onto a covered front porch, and an open kitchen with a long peninsula and black pendants. New builds photograph clean but cold, so our home staging job was warmth.
We brought in chunky natural wood: a solid oak dining table, a thick-slab coffee table and wood-framed lounge chairs. A taupe sofa and faded vintage-style rug soften the blue wall, and a large textured canvas leans on the mantel instead of hanging, which keeps the shiplap readable. Cream upholstered stools at the peninsula show buyers it seats three.
We prioritized the living and dining rooms because they share one long sightline to the kitchen, and a single wide photo sells the whole floor. Then the mudroom: rain boots, a felt hat, a plaid coat on the hooks and woven baskets in the cubbies. It is a tiny detail, but it turns a built-in bench into a picture of everyday life, and that is what buyers are shopping for in a walkable neighborhood near downtown.
